Marc T. Kretschmer is a Principal at Fikso Kretschmer Smith Dixon Ormseth, where he advises developers, homebuilders, investors, landowners, and commercial property stakeholders in a wide range of real estate transactions and development matters across Washington State.

With more than three decades of focused industry experience, he counsels clients on the acquisition, sale, financing, and structuring of complex real estate ventures, as well as the planning and execution of large-scale development projects.

Mr. Kretschmer’s practice encompasses real estate purchases and sales, commercial and ground leasing, joint ventures and LLCs, master planned communities, mixed-use and condominium projects, and real estate finance. He also assists clients with construction and design agreements, including contractor and architect contracts and integrated project delivery arrangements.

His deep familiarity with the operational realities of real estate development allows him to guide clients from early concept planning through project completion with clarity, commercial practicality, and a steady focus on results.

Before co-founding his current firm, Mr. Kretschmer practiced for more than a decade at Foster Pepper PLLC (now Foster Garvey), where he served as both Associate and Partner in the firm’s real estate group.

Mr. Kretschmer has earned broad professional recognition throughout his career. He has been named “Lawyer of the Year” for Real Estate Law in Seattle by Best Lawyers in 2021, 2023, and 2025, and is the recipient of the 2024 Connect CRE Seattle & Northwest Lawyers in Real Estate Award. He has also been recognized as one of the Top 50 Lawyers in Washington State by America’s Top 50 Lawyers and is a Member of the Pacific Real Estate Institute.

Mr. Kretschmer earned his J.D. from Columbia Law School, where he was a Member of the Columbia Business Law Review, and his B.A., with Honors and Distinction, in Philosophy from Stanford University.
